Table Space’s Hyderabad portfolio reaches 1.56 million sq. ft. as city’s GCC and enterprise ecosystem deepens

Hyderabad : Table Space, the largest among CBRE benchmarked flexible workspace operators in India by Leased Area as of March 31, 2026*, has built its Hyderabad portfolio to 1.56 million sq. ft. of Leasable Area, eight years after opening its first centre in the city in 2017.

Hyderabad was Table Space’s first market and has since developed into one of India’s most significant office destinations for global enterprises and Global Capability Centres (GCCs). Table Space’s own expansion in the city has followed that evolution, with its portfolio extending from established technology districts such as HITEC City and Gachibowli into emerging commercial locations including Nanakramguda and Neopolis.

The latest addition to Table Space’s enterprise client base in Hyderabad is DoorDash, the global local-commerce platform, which is establishing its first talent hub in India in the city and has selected Table Space as its workspace partner.

The engagement is structured across two phases, beginning with an initial office and followed by a larger, longer-term workplace in HITEC City. Table Space is responsible for the lease, design, build and ongoing management of the workplace across the engagement, reflecting the integrated managed-office model increasingly being adopted by global enterprises entering or expanding in India.

Hyderabad’s office market expands beyond its established technology corridor

Hyderabad’s commercial-office market has expanded significantly in both scale and geography.

According to the CBRE Industry Report prepared for Table Space, Hyderabad had approximately 113 million sq. ft. of Grade A office inventory as of Q1 CY2026.

The city accounted for approximately 20% of cumulative GCC office-space leasing across India’s top nine cities between CY2022 and Q1 CY2026, second only to Bengaluru. The report also notes increased GCC traction in Hyderabad, supported by access to talent pools and the availability of high-quality office space from large developers and institutional investors.

The city’s commercial geography is evolving alongside that demand. CBRE identifies Hyderabad’s IT Corridor including Kondapur, Madhapur, Gachibowli, HITEC City, Raidurg and Kavuri Hills as the city’s most established office market, while the Extended IT Corridor, including Nanakramguda, Kokapet and Kukatpally, has emerged as the city’s second-most active micromarket for office leasing.

Table Space’s Hyderabad footprint reflects this widening enterprise geography. Alongside its presence in HITEC City and Gachibowli, the company now operates across Nanakramguda and Neopolis, including Grava Business Park.

GCCs are becoming a larger part of Hyderabad’s enterprise base

Hyderabad’s importance to the GCC ecosystem is also visible beyond real estate.

The CBRE Industry Report, citing NASSCOM-Zinnov data, states that Hyderabad hosts more than 515 GCC units as of FY2026, making it the second-largest GCC market in India by number of units after Bengaluru. Together, Bengaluru and Hyderabad account for approximately 48% of the IT talent within India’s GCC ecosystem.

This aligns closely with the demand profile Table Space has built nationally. As of March 31, 2026, the company served 431 unique enterprise clients, including 115 GCCs and 45 Fortune 500 companies. GCC clients accounted for 53.50% of Table Space’s Leased Area, while companies headquartered outside India accounted for 92.49% of Leased Area.

For Table Space, Hyderabad therefore represents more than geographic expansion. It is a market where the company’s enterprise-focused operating model intersects with one of India’s deepest pools of global-enterprise and GCC demand.

The company’s managed-office model integrates real-estate sourcing, design, fit-out and ongoing operations, allowing enterprises to establish and scale workplaces without separately coordinating multiple parts of the workplace delivery ecosystem.
